A. Why don't you just call your friend and honestly ask him if he wants that dog. You may need to offer to take it back and find a better home for it if you can't keep it. Next time please make sure the person you give it to really wants a dog, it doesn't sound like your friend does.

Is leaving in this way considered abandonment? Can I still sue for damages and my lost rent? Is this the same as quiting?

A. Once you agreed to let them out of the lease, you gave up any right to future rent monies. Game over on that point. However, you should still be able to recover the cost of damage to the property. You did get a security deposit, didn't you? If the damages are more than the security deposit, you could always sue them, but it's generally an exercise in futility. Even if you win, recovering the money will be difficult, as such people move often and don't have much. You may have to chalk this up to a life lesson.
